The short answer

Yonge and Eglinton is built around Eglinton station, where Line 1 Yonge University meets Line 5 Eglinton. TRREB splits the area into two communities: Yonge-Eglinton and Mount Pleasant West.

From April to June 2026 the two recorded 166 sales. 128 of them were condo apartments. Most sales are condo apartments, with a smaller market for houses on the side streets. Union station is 11 stops south of Eglinton station on Line 1.

What homes cost

The table above lists each community by property type. The two medians look very different because of the sales mix, not because one area is simply cheaper.

Mount Pleasant West is mostly condo apartments: 114 of its 131 sales, with a median of about $603,000. That pulls its all property types median down to $630,000. It also had 3 condo townhouse sales at a median of about $718,000, 9 detached sales at about $2,585,000 and 5 semi-detached sales at about $2,255,000.

Yonge-Eglinton had 35 sales. 15 were detached houses with a median of about $2,200,000. Its 14 condo apartment sales had a median of about $533,000. The all property types median of $1,450,000 reflects that heavier share of houses.

For condo apartments, compare by size, floor, parking and maintenance fees rather than by the area median. Before you firm up a condo purchase, ask for the status certificate. It sets out the condo corporation’s finances and rules. Have your lawyer review it. For houses, the small number of sales each quarter means a few transactions can move the figures.

Housing stock

The City of Toronto’s 2021 Census profiles cover this area in three pieces. Yonge-Eglinton matches the TRREB name. The City splits Mount Pleasant West into North Toronto and South Eglinton-Davisville.

In Yonge-Eglinton, 12,410 residents lived in 6,000 private dwellings. 39.7% of dwellings were in apartment buildings of five or more storeys and 62.8% of households rented.

North Toronto had 15,885 residents in 9,430 dwellings, with 89.9% in apartment buildings of five or more storeys and 81.4% of households renting. South Eglinton-Davisville had 22,735 residents in 13,185 dwellings, with 85.7% in those buildings and 69.6% renting. Renters outnumbered owners in all three profiles. Together the three counted 51,030 residents in 28,615 dwellings.

Transit and getting downtown

Eglinton station at 2190 Yonge Street has platforms for Line 1 Yonge University and Line 5 Eglinton. From there it is 11 stops south to Union station on Line 1. Davisville station at 1900 Yonge Street is one stop closer, at 10 stops.

Line 5 Eglinton opened on February 8, 2026. The TTC describes it as 19 kilometres of light rail along Eglinton Avenue from Mount Dennis to Kennedy. Near here it stops at Mount Pleasant station (256 Eglinton Avenue East), Avenue station (340 Eglinton Avenue West) and Chaplin station (574 Eglinton Avenue West). On Line 5, Mount Pleasant is one stop east of Eglinton and Avenue is one stop west.

TTC bus routes include 97 Yonge, 74 Mount Pleasant and 34 Eglinton.

Parks, libraries and everyday life

Eglinton Park at 200 Eglinton Avenue West holds the North Toronto Memorial Community Centre. North Toronto Memorial Arena is at 174 Orchard View Boulevard.

Other City parks include Oriole Park at 201 Oriole Parkway, Charlotte Maher Park at 550 Roehampton Avenue, Howard Talbot Park at 635 Eglinton Avenue East and Sherwood Park at 190 Sherwood Avenue.

There are two Toronto Public Library branches: Northern District at 40 Orchard View Boulevard and Mount Pleasant at 599 Mt. Pleasant Road.

For an owner selling a detached house in Lawrence Park or Leaside, where detached medians ran from about $2,091,000 to about $2,728,000 in the same quarter, a condo apartment here costs a fraction of that. The larger number of sales also means more units to compare in any given month.
