Living in Willowdale, Toronto

The short answer

Willowdale sits along Yonge Street between Sheppard-Yonge and Finch stations, with North York Centre station in the middle. The City’s 2021 Census profiles show two very different housing patterns: apartment towers close to Yonge and detached houses on the streets further out.

TRREB reports it as two communities. Willowdale East is the larger market, with 214 sales from April to June 2026 and Willowdale West had 60. In both, condo apartments were most of what sold.

What homes cost

In Willowdale East, TRREB recorded 214 sales from April to June 2026 with a median of $630,000 and an average of $953,036 across all property types. Condo apartments made up 153 of those sales at a median of about $570,000. The 22 condo townhouses had a median of about $1,025,000, the 6 freehold townhouses about $1,463,000 and the 33 detached houses about $2,400,000.

Willowdale West recorded 60 sales with a median of $764,000 and an average of $1,087,371. There were 35 condo apartment sales at a median of about $628,000 and 22 detached sales at a median of about $1,386,000. The detached average of about $1,799,000 is far above that median, so a handful of higher priced sales lifted it. TRREB recorded one sale each of a semi-detached house, a freehold townhouse and a condo townhouse, too few for a price.

Housing stock

The City divides the area differently from TRREB. Its 2021 Census profile for Willowdale West counts 17,160 residents in 7,835 private dwellings, with 63.0% in apartment buildings of five or more storeys and 59.6% owned.

TRREB’s Willowdale East covers several City neighbourhoods, including Yonge-Doris, East Willowdale and Avondale. Yonge-Doris, along Yonge Street, had 20,160 residents in 9,845 dwellings and 92.3% of them were in apartment buildings of five or more storeys. East Willowdale, further from Yonge, had 15,485 residents in 5,610 dwellings, 52.9% of them single-detached and 69.8% of households owned.

The City’s Heritage Conservation District list has no district in Willowdale.

Transit and getting downtown

Line 1 Yonge University has three stations here. Finch station at 5600 Yonge Street has a GO and York Region bus terminal. North York Centre station is at 5102 Yonge Street and Sheppard-Yonge station at 20 Sheppard Avenue West is the interchange with Line 4 Sheppard.

Union station is 16 stops from Finch, 15 from North York Centre and 14 from Sheppard-Yonge. Bus routes include the 97 Yonge, 36 Finch West, 84 Sheppard West and 98 Willowdale-Senlac. Old Cummer GO station is at 5760 Leslie Street to the east.

Parks, libraries and everyday life

Willowdale Park on Hollywood Avenue, Mitchell Field Park on Church Avenue and Dempsey Park on Beecroft Road are the local parks. Earl Bales Park at 4169 Bathurst Street is to the west.

Mitchell Field Community Centre at 89 Church Avenue is a City community centre. The North York Civic Centre is at 5100 Yonge Street and the Toronto Public Library North York Central Library is beside it at 5120 Yonge Street. North York General Hospital is at 4001 Leslie Street.

Earl Haig Secondary School at 100 Princess Avenue is a TDSB school in the area. School boundaries are set by the board, so confirm the school for the exact address with the TDSB or TCDSB.

The medians were about $570,000 in Willowdale East and about $628,000 in Willowdale West, against detached medians of about $2,400,000 and about $1,386,000.

Is Willowdale right for you

Willowdale suits a buyer who needs Line 1 without a transfer and wants a condo apartment around $570,000 to $630,000, based on the two communities’ medians. The volume of sales gives buyers more to compare in a given quarter than smaller markets do.

For a detached house, budgets differ sharply between the two communities: about $2,400,000 in Willowdale East and about $1,386,000 in Willowdale West at the median, with wide variation in both.
