Living in High Park, Toronto

The short answer

High Park is really two markets. TRREB reports High Park-Swansea and High Park North as separate communities and the City of Toronto profiles them separately too. Both sit on Line 2 Bloor Danforth and both are within reach of High Park itself, the City park at 1873 Bloor Street West.

What sets the area apart is the mix. In the same three months you can find a detached house near $1,900,000 and a condo apartment near $600,000 a few streets away, with the same subway line and the same park on the doorstep.

What homes cost

From April to June 2026 TRREB recorded 81 sales in High Park-Swansea with a median of $1,175,000 across all property types. High Park North had 46 sales with a median of $1,345,500. The table above breaks both down by property type.

The all property types medians hide a wide spread. In High Park-Swansea, 36 of the 81 sales were detached houses at a median of about $1,879,000, while 32 were condo apartments at about $614,000. There were also 3 semi-detached sales, 2 freehold townhouses and 2 condo townhouses in the period.

High Park North has more semi-detached houses in its sales mix. Its 11 semi sales had a median of about $1,615,000, alongside 13 detached sales at about $1,790,000 and 21 condo apartment sales at about $810,000. The by type figures are read from TRREB’s charts, which print values in thousands, so treat them as approximate.

Housing stock

The 2021 Census shows two different housing profiles. High Park-Swansea had 10,450 households: 25.3% lived in single-detached houses and 32.7% in apartment buildings of five or more storeys. 59.7% of households owned their home.

High Park North had 11,100 households and 59.6% lived in apartment buildings of five or more storeys. Two thirds of households there (66.6%) rented. That tower stock helps explain why condo apartments made up 53 of the 127 sales across both communities from April to June 2026.

Transit and getting downtown

Four Line 2 Bloor Danforth stations serve the area: High Park station at 35 Quebec Avenue, Keele station at 21 Keele Street, Runnymede station at 265 Runnymede Road and Dundas West station at 2365 Dundas Street West. Dundas West also connects to Bloor GO station, on the Kitchener line and UP Express.

By subway, High Park station to Union station is 15 stops: 9 east on Line 2 to St George station, then 6 south on Line 1. The 30 High Park North and 80 Queensway bus routes fill in the local trips.

For a buyer, distance to a station is the practical question. The stations all sit on or near Bloor Street West, so check the walk from the specific address.

Parks, libraries and everyday life

High Park is the anchor and the City lists smaller green spaces nearby, including Rennie Park at 1 Rennie Terrace and Lithuania Park at 155 Oakmount Road. City recreation facilities include the Swansea Community Recreation Centre at 15 Waller Avenue and the Keele Community Centre at 181 Glenlake Avenue.

Toronto Public Library has four branches in and around the area: High Park at 228 Roncesvalles Avenue, Swansea Memorial at 95 Lavinia Avenue, Runnymede at 2178 Bloor Street West and Annette Street at 145 Annette Street. The nearest hospital is St. Joseph’s Health Centre, part of Unity Health Toronto, at 30 The Queensway.

The City’s list of heritage conservation districts does not include one for High Park or Swansea. Individual properties can still carry a heritage listing, so check the address before planning an addition.

Most listings here fall into two groups: detached and semi-detached houses on the residential streets and condo apartments in apartment buildings. Freehold and condo townhouses come up only occasionally; TRREB recorded 5 across both communities from April to June 2026.

Downsizing in High Park

High Park is one of the few Toronto areas where an owner can sell a detached house and buy a condo apartment without changing subway line or park. From April to June 2026 the gap between the detached median in High Park-Swansea (about $1,879,000) and the condo apartment median (about $614,000) was more than $1,200,000.

High Park North’s condo apartments traded higher, at a median of about $810,000. Its semi-detached houses, at about $1,615,000, give a middle step for owners who want to stay in a house with less to maintain. Is High Park right for you

It fits a budget of about $600,000 to $850,000 for a condo apartment or roughly $1,500,000 and up for a house, based on the April to June 2026 medians. It fits buyers who want a Line 2 station within walking distance and a direct subway ride to St George or Bloor-Yonge.
