Living in Islington Village, Toronto

The short answer

Islington Village is the house side of a TRREB community that also contains a large condo area. TRREB’s Islington-City Centre West community covers both the residential streets around Islington and the Etobicoke City Centre condo area near Islington and Kipling stations. Every TRREB figure on this page includes both.

That makes the area unusual. From April to June 2026 a condo apartment traded at a median of about $518,000 and a detached house at about $1,301,000, within one TRREB community at the western end of Line 2.

What homes cost

TRREB recorded 170 sales in Islington-City Centre West from April to June 2026, with a median of $594,500 across all property types and an average of $859,205. The table above breaks those sales down by property type.

The all property types median is low because condo apartments made up 109 of the 170 sales, at a median of about $518,000. In the 2021 Census most of the area’s apartments in buildings of five or more storeys were in the City’s Etobicoke City Centre profile area, described below.

The average of $859,205 sits well above the median for the same reason: the smaller number of house sales pulls the average up while the many condo sales set the median. The detached average was about $1,592,000 against a median of about $1,301,000, so a group of higher-priced houses also sold in the quarter.

The house market is smaller. There were 43 detached sales at about $1,301,000, 10 freehold townhouse sales at about $1,170,000, 6 condo townhouse sales at about $813,000 and 2 semi-detached sales, too few for TRREB to report a price. The by type figures are read from TRREB’s charts, which print values in thousands, so treat them as approximate.

Housing stock

The City profiles the two parts separately. Its 2021 Census profile for Islington counted 23,460 residents in 9,285 households. 45.7% of households lived in single-detached houses and 42.8% in apartment buildings of five or more storeys. 68.4% owned their home.

The City’s separate Etobicoke City Centre profile counted 23,600 residents in 11,925 households and 10,150 of those households lived in apartment buildings of five or more storeys. That tower stock is what drives the condo apartment count in TRREB’s figures.

The City’s list of heritage conservation districts does not include one here. Montgomery’s Inn, at 4709 Dundas Street West, is a City facility.

Transit and getting downtown

Islington station (1226 Islington Avenue) and Kipling station (950 Kipling Avenue) are the last two stations at the western end of Line 2 Bloor Danforth. Kipling station connects to Kipling GO station at 27 St. Albans Road.

From Islington station to Union station is 20 stops: 14 east on Line 2 to St George station, then 6 south on Line 1. From Kipling station it is 21 stops. Buses include the 37 Islington, 110 Islington South, 111 East Mall and 49 Bloor West routes.

The 20-stop subway ride is the main trade-off for the prices here. For a daily trip downtown, compare it with the GO option from Kipling for your own schedule.

Parks, libraries and everyday life

City parks in the area include Tom Riley Park at 4725 Dundas Street West, Islington Park at 19 Franel Crescent and the Chauncey-Islington Parkette at 1116 Islington Avenue. The Islington Seniors’ Centre is at 4968 Dundas Street West.

Tom Riley Park and Montgomery’s Inn are both on Dundas Street West, at 4725 and 4709. Toronto Public Library branches nearby are Brentwood at 36 Brentwood Road North and Eatonville at 430 Burnhamthorpe Road.

Homes for sale in Islington Village

Most listings in TRREB’s community are condo apartments near Islington and Kipling stations. Detached houses are the second largest group, with a smaller number of freehold and condo townhouses. Semi-detached houses are rare, with 2 sales from April to June 2026.

For a condo apartment, review the status certificate before you firm up: it sets out the building’s reserve fund, the monthly fees and any legal claims against the corporation. With 109 condo apartment sales in one quarter, there may be recent sales in the same building to compare against, which makes pricing a unit easier to check.

Downsizing in Islington Village

Downsizing without leaving the area is practical here because the smaller-home stock is large. From April to June 2026 TRREB recorded 109 condo apartment sales at a median of about $518,000, against a detached median of about $1,301,000.

Is Islington Village right for you

It fits a condo budget starting around $500,000 or a detached budget around $1,300,000, based on the April to June 2026 medians. It fits buyers who want a Line 2 station and a GO connection and who accept a longer subway ride downtown in return for those prices.
