Living in Leaside, Toronto

The short answer

Leaside is a neighbourhood of houses. From April to June 2026 TRREB recorded 63 sales in its Leaside community. Of those, 41 were detached houses. The median sale across all property types was $1,850,000 and the detached median was about $2,500,000.

The other change buyers ask about is transit. Line 5 Eglinton opened on February 8, 2026 with three stations along Leaside’s stretch of Eglinton Avenue East: Leaside station at Bayview Avenue, Laird station and Sunnybrook Park station at Leslie Street. Mount Pleasant station sits at the west edge.

What homes cost

The table above breaks the quarter down by property type. Read the property type rows rather than the headline median, because the headline mixes very different homes.

Detached houses set the market here. The 41 detached sales had a median of about $2,500,000 and an average of about $2,675,000. The average sits above the median because some sales closed well above the middle of the range.

Semi-detached houses are the next step down, with 10 sales and a median of about $1,455,000. Condo apartments had 11 sales and a median of about $560,000. TRREB recorded one freehold townhouse sale and no condo townhouse sales, so it did not report a price for either.

With only 63 sales in three months, one quarter of data moves around. Compare several quarters before you set a price. Use recent sales on the same street where you can.

Housing stock

The City of Toronto’s Neighbourhood Profiles use a slightly different boundary called Leaside-Bennington, but the picture matches the sales. In the 2021 Census the area had 16,535 residents in 6,435 private dwellings.

55.5% of those dwellings (3,570) were single-detached houses. Only 8.0% (515) were in apartment buildings of five or more storeys. The rest were other Census structure types, which include semi-detached houses, row houses and apartments in smaller buildings.

72.4% of households owned their home and 27.6% rented. The City’s heritage conservation district list has no district in Leaside, so there is no area-wide heritage plan here, though individual properties can still be designated.

Transit and getting downtown

Line 5 Eglinton runs 19 kilometres along Eglinton Avenue from Mount Dennis to Kennedy, according to the TTC. Along Leaside it stops at Leaside station (615 Eglinton Avenue East), Laird station (811 Eglinton Avenue East) and Sunnybrook Park station near 1075 Eglinton Avenue East.

To reach Union station, take Line 5 west from Leaside station to Eglinton station, which is 2 stops. Change to Line 1 Yonge University and ride south to Union station, another 11 stops. From Laird station add one more stop on Line 5.

TTC bus routes in and around the area include 11 Bayview, 51 Leslie, 88 South Leaside and 124 Sunnybrook. Check the route that runs closest to the exact address before you rely on it.

Parks, libraries and everyday life

Leaside Park on Leaside Park Drive and Trace Manes Park on Rumsey Road are City parks in Leaside. Trace Manes Park also has a City community centre at 110 Rumsey Road.

Leaside Memorial Community Gardens at 1073 Millwood Road has both an arena and the Leaside Gardens Swimming Pool. The Toronto Public Library’s Leaside branch is at 165 McRae Drive.

To the north, Sunnybrook Park on Leslie Street and Serena Gundy Park on Rykert Crescent are also City parks. Sunnybrook Health Sciences Centre is at 2075 Bayview Avenue.

Downsizing in Leaside

The smaller-home stock in Leaside is limited. From April to June 2026 there were 10 semi-detached sales with a median of about $1,455,000 and 11 condo apartment sales with a median of about $560,000, against 41 detached sales. There were no condo townhouse sales.

That means an owner selling a detached house at about the area median and buying a condo apartment in Leaside would, on these figures, free up a large share of the sale price. The catch is choice. With 515 apartments in buildings of five or more storeys in the 2021 Census, there are few units to pick from in any given month.

Is Leaside right for you

Leaside fits if your budget reaches the detached or semi-detached prices in the table and you want a house rather than an apartment. It also fits if you commute along Eglinton or downtown and want to walk to a Line 5 station.

It is harder if you need a condo apartment with many options to compare. It is also harder if you need a home under $1,000,000 other than a condo apartment.
