Don Mills, which TRREB reports as the Banbury-Don Mills community, has two housing markets side by side: apartment buildings and detached houses. From April to June 2026 TRREB recorded 90 sales, with 50 condo apartments and 27 detached houses.

The all property types median was $853,000. The condo apartment median was about $638,000 and the detached median about $2,398,000. Since February 8, 2026 Line 5 Eglinton has stopped at Don Valley station at Eglinton Avenue East and Don Mills Road.

What homes cost

Housing stock

The City of Toronto’s Neighbourhood Profiles use the same name, Banbury-Don Mills. In the 2021 Census it had 27,155 residents in 12,215 private dwellings.

52.6% of dwellings were in apartment buildings of five or more storeys and 28.2% were single-detached houses. The rest were other Census structure types, which include semi-detached houses, row houses and apartments in smaller buildings.

59.7% of households owned their home and the rest rented. The City’s list of heritage conservation districts does not include a district here.

Transit and getting downtown

Banbury-Don Mills is not on Line 1. The nearest rapid transit is Line 5 Eglinton along Eglinton Avenue East, which opened on February 8, 2026. Don Valley station is at 1175 Eglinton Avenue East, at Don Mills Road. Aga Khan Park & Museum station is near 1200 Eglinton Avenue East and Wynford station near 1611 Eglinton Avenue East. They are the next two Line 5 stops east of Don Valley.

To reach Union station, take the 25 Don Mills bus to Don Valley station. Ride Line 5 west to Eglinton station, which is 5 stops, then take Line 1 Yonge University south to Union station, another 11 stops.

Other TTC bus routes include 54 Lawrence East, 100 Flemingdon Park and 162 Lawrence-Donway. The 54 Lawrence East also serves Don Valley station. Check which route runs nearest the exact address.

Parks, libraries and everyday life

Edwards Gardens is at 755 Lawrence Avenue East and the Don Mills Trail is listed at 813 Lawrence Avenue East. Windfields Park is at 2451 Bayview Avenue.

Banbury Park and the Banbury Community Centre share an address at 120 Banbury Road. Don Mills Civitan Arena is at 1030 Don Mills Road.

There are two Toronto Public Library branches: Don Mills at 888 Lawrence Avenue East and Brookbanks at 210 Brookbanks Drive. North York General Hospital is at 4001 Leslie Street and Sunnybrook Health Sciences Centre at 2075 Bayview Avenue.

Don Mills fits if you want a condo apartment in an area with 50 condo apartment sales a quarter. It also fits if your budget reaches the detached prices in the table. Line 5 Eglinton and a bus connection need to suit your commute.

It is harder if you need a direct subway ride downtown, since the trip to Union station involves a bus, Line 5 and Line 1. For nearby options compare Leaside, which has three Line 5 stations along Eglinton. Bayview Village is another nearby option.
