A community’s all types median moves with its mix of homes. The Waterfront Communities, Islington-City Centre West, Bayview Village and Willowdale East sit lowest mainly because condo apartments dominated their sales. Each neighbourhood guide breaks its community down by property type.
Reading this as a buyer
Use the row for the property type you are shopping for. In August the detached median in the City of Toronto was more than double the condo apartment median, so the citywide figure says little about any one purchase. Add both land transfer taxes to the price with our land transfer tax calculator.
Reading this as a seller
The comparable sales on your own street matter more than a citywide average. A free home valuation starts from those sales. If you are planning a move to something smaller, our Toronto downsizing guide covers the order of steps.
These figures are general information from TRREB for the periods stated. They are not an appraisal or an opinion of the value of any property.
