Living on the Downtown Waterfront, Toronto

The short answer

TRREB splits the downtown waterfront into two communities: Waterfront Communities C1 and Waterfront Communities C8. Together they recorded 515 sales from April to June 2026 and 509 of them were condo apartments.

So this guide is really a guide to condo apartments. The practical questions are which building and which unit. The two TRREB communities should be compared separately. Union station, Line 1 and several streetcar routes are the area’s main practical draw.

What homes cost

Waterfront Communities C1 recorded 401 sales from April to June 2026, with a median of $610,000 and an average of $730,812 across all property types. Condo apartments were 396 of those sales, at a median of about $607,000 and an average of about $726,000. Three condo townhouses sold at a median of about $890,000 and there was one semi-detached and one freehold townhouse sale, too few for TRREB to report a price.

Waterfront Communities C8 recorded 114 sales with a median of $597,500 and an average of $716,565. All but one were condo apartments, with a median of about $595,000 and an average of about $712,000.

In both communities the average sits well above the median. That means a smaller number of higher priced units pulled the average up. For a first budget, the medians in the table above are the better guide.

Housing stock

The City’s 2021 Census profiles use different boundaries. Harbourfront-CityPlace counts 28,135 residents in 16,550 private dwellings and 99.5% of them are in apartment buildings of five or more storeys. St Lawrence-East Bayfront-The Islands has 31,285 residents in 18,790 dwellings, 94.4% in buildings of five or more storeys.

Renting is the majority tenure in both: 60.0% of households rented in Harbourfront-CityPlace and 60.3% in St Lawrence-East Bayfront-The Islands in 2021. For buyers that means a large rental pool in the same buildings, which is worth knowing whether you plan to live in the unit or lease it.

Heritage districts sit in and next to the area. The City lists the St. Lawrence Neighbourhood district, which it says covers the original 10 blocks of the Town of York, as well as Union Station, Fort York and King-Spadina.

Transit and getting downtown

Union station at 55 Front Street West is on Line 1 and connects to the GO trains through the concourse level. The GO station entrance is listed at 140 Bay Street. St Andrew station at 173 King Street West is one stop from Union on Line 1 and Exhibition GO station at 100 Manitoba Drive is to the west.

On the surface, the area is served by the 509 Harbourfront, 510 Spadina and 504 King streetcars and the 121 Esplanade-River bus.

Parks, libraries and everyday life

The City’s waterfront parks include HTO Park on Queens Quay West, Sugar Beach Park on Dockside Drive and Sherbourne Common on Lower Sherbourne Street. Canoe Landing on Fort York Boulevard and Roundhouse Park on Bremner Boulevard are on the west side. Berczy Park on Wellington Street East and David Crombie Park on The Esplanade are to the east.

Canoe Landing Community Recreation Centre is at 45 Fort York Boulevard and St. Lawrence Community Recreation Centre at 230 The Esplanade. The Toronto Public Library Fort York branch is at 190 Fort York Boulevard and the St. Lawrence branch at 171 Front Street East.

For schools, The Waterfront School at 635 Queens Quay West is a TDSB school in the area. School boundaries are set by the board, so confirm the school for the exact address with the TDSB or TCDSB.

For pricing, the April to June 2026 condo apartment medians were about $607,000 in Waterfront Communities C1 and about $595,000 in C8, with averages of about $726,000 and about $712,000. Building, floor, size and whether parking is included can all move the price of a unit, so recent sales in the same building are the closest comparison.

Downsizing in Downtown Waterfront

For owners leaving a house elsewhere in the city, the waterfront offers a large supply of apartments to choose from: 509 condo apartment sales from April to June 2026, at medians of about $607,000 in C1 and about $595,000 in C8. Buyers who want more space than a typical unit should expect to pay above those medians, as the higher averages show.

Is Downtown Waterfront right for you

The downtown waterfront fits a buyer who wants a condo apartment near Union station and a budget around the $595,000 to $610,000 medians. Line 1, GO trains and three streetcar routes serve the area.
